1. Service description
Enrate will carry out a Building Energy Rating (BER) assessment in accordance with SEAI requirements and submit the assessment to SEAI for publication/registration where applicable.
2. Information provided by the client
Any information or documentation you provide will be used to complete the assessment. If information is incomplete or unavailable, the assessment will be completed using reasonable evidence-based assumptions permitted by the methodology.
3. Nature of a BER
A BER is an indicator of energy performance based on the building characteristics and systems at the time of assessment. BERs can change over time due to changes to the property or its systems and due to factors outside the assessor’s control.
4. Quality assurance and audit
SEAI operates quality assurance and audit processes for BER assessments. In rare cases your property may be (randomly) selected by SEAI for an audit. If this happens Enrate may request access to the property for a second BER survey which would be carried out by an SEAI auditor, and with the original Enrate assessor also in attendance. This might typically happen two or three times a year for each BER assessor, 2–3 months after the original survey. The audit survey would be a repeat of the same procedure as used in the original survey.
5. Fees and payment
Fees are as agreed at the time of booking, subject to the house being as described. Please note that a €10 surcharge applies for extensions and where the assessor is required to sign grant applications. Payment is due at the time of the survey. Unless otherwise agreed in writing, full payment must be made within 7 days of the survey. Enrate will endeavour to deliver the BER documentation within 7 days of the survey. If payment is received at the time of the survey or in advance of it, Enrate will endeavour to deliver the BER documentation within 2 days of the survey. Payment can be made by Revolut, cash, cheque, or you can transfer funds to our IBAN number by EFT bank transfer.
6. Cancellations
You may cancel an appointment, but cancellations within 48 hours of the scheduled visit may incur a call-out charge of €50, reflecting allocated time and travel arrangements.
7. Delivery
Documents are typically delivered by e-mail (BER certificate and advisory report). You may print these for your own records.
8. Limitation of liability
To the fullest extent permitted by law, Enrate’s liability in connection with the service is limited to the value of the fee paid for the relevant assessment.
9. Overdue accounts
If payment is overdue, Enrate may charge reasonable costs associated with debt collection.
10. Severability
If any part of these terms is found unenforceable, the remaining provisions remain in effect.
